Tenants

Make the most of renting, there are advantages!

Buying a dwelling in Auckland is not easy, as you know. In every suburb, every part of the city, demand for properties outstrips the available supply.

Local and central governments are loathe to help home buyers, suggesting it is in the “too hard basket”.

Still, if you work and live in Auckland, you have to look at all the alternatives, be it living with family, sharing with a group of strangers, or living by yourself in a central city shoebox.

Okay, owning your own home made be on the back-burner for a while, but with a bit of planning, and with our help, you can still live in a nice home, in a nice suburb and have your children attending a great school.

Let’s start with a great school. In fact this is a major reason why many families do rent; it’s the easiest way to get into a school zone while your children need to attend that school. In fact some families rent their own home, to make this temporary move themselves, thus giving their children the best possible start in life.

The NZ Department of Education has online information so you can work out what address you need to qualify for a school zone. This page has all the details about displaying school zones

Then there is the chance to live in a house that is in a very desirable suburb that is possibly out of your price bracket if you were considering buying a house. The very fact that it’s desirable makes it extremely expensive if you wished to purchase, but with our help, we can find you a great style of living that can be affordable as a tenant.

People might say you are wasting money on rent, its money down the drain, or you are paying someone else’s mortgage – but remember if you did have your own mortgage, you would spend half your repayments over a 30 year period just paying for the interest on the loan. Banks insist that you pay the interest off first – over the first 15 years roughly — before paying down the actual borrowed loan amount.

And of course, while you are living in a nice home, in a nice suburb with your children who are going to a quality school, there will be a day when you plan to stop renting and purchase your own property.
Even though we are not in real estate, we do have an extensive network of agents we can put you in contact with to help make your own plans.

The range of options for negotiating a loan to purchase a home are always changing, and especially with kiwi saver, rent to buy, and now that the secondary finance industry is finally cleaned out all the loan sharks, we can help you in getting good unbiased opinions when the time comes.
